9 renovation mistakes that cost Dubai homeowners the most

After guiding renovations across Dubai, we've noticed the costly mistakes are rarely dramatic. They're small, reasonable-seeming decisions made early — that become expensive months later. Here are the nine we see most.

1. Starting without a written scope

If it isn't documented, it's negotiable — and it will be negotiated in the contractor's favour. A clear scope is the cheapest protection money can buy.

2. Choosing on price alone

The lowest quote usually wins by leaving the most out. You pay the difference later, as variations, at a moment when you have no leverage.

3. Ignoring the exclusions

Homeowners read the total and skip the fine print. The exclusions list is where the real cost hides.

4. Underestimating MEP

Electrical, plumbing and cooling are invisible until they go wrong. Cutting corners here is the renovation equivalent of skipping the foundations.

5. No contingency

Every honest renovation meets surprises. Budget 10–15% for them, or the first surprise becomes a crisis.

6. Paying ahead of progress

Once you've paid for work that isn't done, your leverage is gone. Payments should always follow completed, verified work.

7. Approving variations under pressure

"We need a decision today" is how budgets quietly double. Every variation deserves scrutiny for necessity and fair price before you sign.

8. No independent quality check

Contractors inspect their own work. Without an independent set of eyes, "finished" means whatever they say it means.

9. Skipping snagging

The final 5% of a renovation is where quality is won or lost. A rigorous snag list, signed off properly, is the difference between "nearly right" and right.
